Goodstander helps landlords and their tenants keep communication, rent, maintenance, and records in good order. This policy explains what information we collect, how we use and share it, and the choices you have. It covers goodstander.com and the messaging, call-forwarding, and rent-payment features connected to it (together, the “Service”).
Goodstander is operated from Massachusetts, United States. If you are a tenant, your landlord or property manager uses Goodstander to manage the home you rent — much of your information is entered by them, or captured when you text or call the Goodstander phone number. We do not sell personal information, and we do not use it for third-party advertising.
Two features use artificial intelligence to process message content, with Anthropic's Claude API acting as our service provider. First, legal review: messages are checked for wording that could create legal risk under landlord-tenant law, and landlords may see advisory flags and suggested revisions. Second, maintenance detection: when a tenant's text describes a repair or habitability issue, the Service can automatically open a maintenance ticket so the problem is not lost in a thread.
To provide these features, the message text (including landlord drafts submitted for review) and basic context — the tenant's name, the property address and unit, and, for maintenance detection, the titles of that unit's open maintenance tickets — are sent to the AI provider, which processes the content as our service provider to generate the result for us. AI output can be wrong; flags and auto-created tickets are advisory, are shown to the landlord for review, and never block or alter anyone's messages.
We combine AI risk flags, message response times, and rent payment history into summary metrics about each tenancy — for example, payment standing and responsiveness — and show them to the landlord who manages that property. These metrics are informational only: they are seen and weighed by the landlord, and they never automatically take any action against a tenant.
Tenants can text with their landlord through a Goodstander phone number. Tenants opt in to text messaging by texting that number themselves, or by agreeing with their landlord — for example, in their lease or a move-in form — to receive texts about their tenancy. Landlords must have a tenant's agreement, covering both text contact and the message handling described in this policy, before adding the tenant's phone number. Consent to receive texts is collected for this Service only and is never sold, rented, or transferred. Message frequency varies. Message and data rates may apply.
You can opt out of text messaging at any time by replying STOP to any message. Reply HELP, or email privacy@goodstander.com, for assistance.
Mobile messages are delivered through our messaging provider (SignalWire) and the recipient's phone carrier; we share mobile information with them only as needed to deliver messages.
No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
We share information only with the service providers that make the Service work, each receiving what it needs to perform its function and nothing more:
Beyond service providers, we disclose information only if required by law or legal process, to protect the rights, safety, or property of Goodstander or others, or as part of a business transfer such as a merger or acquisition — in which case this policy would continue to apply to previously collected information. We never sell or rent personal information. All sharing described in this section excludes text messaging originator opt-in data and consent, which will not be shared with any third parties.
Goodstander exists to keep both sides of a tenancy on the same page, so information flows between them by design. Messages a tenant sends are visible to their landlord, and the landlord's replies are visible to the tenant. Maintenance requests, rent payment status, and documents related to a tenancy are visible to the landlord who manages that property. Landlords may also export a tenancy's records — communications, payment history, maintenance log, and documents — when needed for legal proceedings. Landlords and tenants are participants in these conversations, not third parties; nothing in this section involves sharing mobile information for marketing or promotional purposes, and text messaging originator opt-in data and consent are never shared with anyone.
Goodstander is a software company, not a bank. Rent payments are processed by ACH through our regulated payments provider and its partner banks. Tenants link their bank directly with the provider — Goodstander never receives full account numbers, only a display last-4 — and that information is used solely to originate and settle transfers and to satisfy banking-compliance obligations such as identity verification and Nacha operating rules. We retain only the last four digits of an account number and a provider reference. We do not sell financial information or share it for marketing. Our banking services provider retains records of transfers as required by banking regulations, even after a tenancy ends.
Documents are stored with our cloud storage provider at long, randomized locations that are not listed publicly, and the Service never displays those storage links or uses them to serve documents. Every document download goes through the application and requires the landlord’s signed-in session, so a document link copied from the app will not open for anyone who is not signed in. Downloaded copies live outside the Service and should still be treated as sensitive.
We keep information until the landlord deletes the related property or document from the Service, plus any period required for legal, tax, or banking-compliance reasons. Deleting a property or document removes the associated records and stored files from the Service — except records reasonably needed for an active or anticipated legal proceeding, transfer records our banking services provider must keep under banking regulations, and copies that may persist for a limited time in routine backups and with our service providers under their own retention policies.
We maintain reasonable administrative, technical, and physical safeguards: information is encrypted in transit between your browser, our servers, and our service providers; access to systems is limited; document downloads are checked against the signed-in session on every request; and full bank account numbers are never stored on our systems. Standard text messages and phone calls travel over carrier networks that we do not control. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.
The Service is not directed to children under 13, and we do not knowingly collect personal information from them. If we learn that we have, we will delete it.
Some browsers send “Do Not Track” signals. The Service does not respond to them, though we also do not use the cross-site tracking they are designed to limit.
For California residents: the categories of personal information we collect are identified in “Information we collect” above (identifiers and contact details, communications content, financial payment records, and uploaded documents), and the categories of third parties we share with are identified in “How we share information.” You may request to review or change your personal information by emailing privacy@goodstander.com.
When we change this policy, we will post the new version here and update the effective date above. If a change is material, we will give prominent notice on the site or message landlords directly, and we will not apply materially different practices to previously collected information without consent.
